Home first loan with the VA, reserving a little confused about the way forward?!?

We have been pre-approved for VA mortgage loan. Now I'm looking for a house and I wonder how much of a pain of a foreclosure or short sale will with VA. I know that VA has its stipulations closing costs, and the condition of the house. So I see a lot of seizures / selling with a list of things that often contradict with the VA as they will not solve everything, it is necessary to VA. Banks tend to be flexible to change some of these things? Or am I better to avoid short sale / implementation foreclosure because they tend to grow over time and probably in conflict with the requirements of VA? I have no real estate agent, however, I'm taking a trip this weekend to see some places. We're from San Diego to the region Phoenix. I just wanted a better idea of what I am getting.

Is there a place to get foreclosure freedom of information?

I do not want to be sued by people who want me to sign for their exclusion lists. I am a realtor. I am interested in the south-western New Mexico, Arizona, SE, NE Arizona most of the time.

Here are some I know: http://www.ocwen.com http://www.hmbireo.com http://www.fanniemae.com They all have excluded / reo listings in them available to the public. Not sure if all 3 covers the areas you want, but I would like at least one or two sites. If you are interested in buying a foreclosure, find a local agent who is well versed in investment property. They will be able to find when they arrive on the market and be able to help purchase, inspections, everything you need.

I wonder what% of the current Phoenix real transactions in goods market area are foreclosures???

I'ma member of a real estate team and work with many relocation clients and lately there has been mention of foreclosures. I'm curious to know whether the% is an area of real estate to focus.

I live in Phoenix and I think I read where it is something like 1-2%, but still still high and much is expected. (I have two friends that will be implemented within two months. I also have another friend who is trying to buy these houses before go to auction but not easy. ) You would think people would love to have a stake instead of nothing and not having a foreclosure full blown credit report, but there are people in this situation are scared, and even have the best offer as a personal insult. They find it difficult to give up their home, but to preserve their credit and be able to try again soon, the sale would be the best option for some. But remember that if you go in this area you need to treat people with dignity and respect. Good Luck
