How to buy a foreclosure without a lot of cash?
I am not able to get another mortgage, I have 40 or 60k for there to take advantage of these executions. Is there a way to find a capitalist, or get another mortgage on these "cash only REO foreclosures offer? "I'm thinking your should a gap. This is for a second home to become a lease. I allready am getting my first with 20 percent, and decently good (730 results) credit
Not sure what you want the mortgage. Is this the purchase of primary residence? Buying a home Second? Buying into a lease? Impossible to give a good answer, without this information. Regardless of the answers, you probably need 20% less and the need to have excellent credit. Some auctions give you 30 days to pay for goods bought on a mortgage that can give some time to find financing, but need prior approval first. Other auctions require cash that day which means no time to obtain financing. There are no loop holes, no matter who gives the loan. Getting a mortgage or a second mortgage on another property is really hard to do now. Credit markets have become very tight and you need at least 20% down and excellent credit.

Foreclosure — Should I change banks?
I have my checking account at Bank of America. I have a line of credit with Chase for a property in Arizona need to run the mortgage. I had automatically hunt for money to the credit line each month from my account at Bank of America. Now I'll start the foreclosure process, I want to get an account number of the new bank, but I'm just switch banks (Wells Fargo?) or simply create another account at Bank of America. I have a history with Bank of America and an account common with them since 1984 .. HELP!
What is the difference? You can stop the automatic transfer process at any time.

Does anyone know Georgia tenant/landlord laws?
I ran into some financial issues and I am renting out a property that was about to be foreclosed on January 5, 2010 but I saved it from foreclosure. My tenants haven’t paid since October 1 and their lease is up December 31, 2009. They are not moving until January 10, 2010 because they said they had a hard time finding a place to rent and they claim I didn’t give them enough time. Are they still obligated to pay me? I don’t have much money for an attorney so what are my rights
The mortgage is a contract between the owner and the bank for a loan and repayment on the property, the lease is a contract between the owner and tenant to rent the property. The tenants obligation to the lease isn’t contingent on the mortgage getting paid. There is nothing that the tenant has done or could do to become entitled to live there rent free. The tenant stops paying rent to the owner the day he ceases to be the owner (in this case January 5th) and if they continue to reside there they will owe rent to the bank.
If you’re really the landlord, perhaps your property wouldn’t be heading for foreclosure if you’d been more assertive. These tenants needed a pay or quit weeks ago, instead you’re tolerating them telling you when it will be convenient for them to vacate. You’re owed rent from October 1st to December 31st and into January for the days you still own it.
If you’re the tenant, I hope you didn’t spend that due rent money all in one place, as you’ll lose in court if the landlord seeks it from you.
