I live in New Mexico and my house is in foreclosure. It is a short sale a good choice?
My house is currently running mortgage. Ive talked to Countrywide borrowers and suggested I do a short sale. They said to try to sell at a price comparable to what other homes in the neighborhood to sell. They said if it doesn't sell for that then keep lowering the price. If that happens I will have to pay the rest of him? Do you just be better to let him stay in foreclosure?
A short sale is your best option at this time (short of getting the loan current). A short sale is also much less detrimental to the credit of a full-fledged foreclosure (or a deed in lieu of execution). Make sure the short sale documents said that you are not responsible for the difference. Often a short sale means the lender agrees that the mortgage complies reduced amount in full. In a full foreclosure, do not necessarily get the same kind of protection and may be due to the difference between what is owed (plus tax) and sell it for the home. There are also an outside chance that you could get a 1099 (which is a form of tax) as the difference between what was and what the house sold for taxable income for you. Find out if they do it well … lucky!
