Buying a house with tenants? What are my rights?

I'm buying a house in Georgia, which has a tenant in a lease 12 months. The house is a foreclosure and I am buying with a loan from the FHA, as I intend to live in the house as my principal residence. What are my legal rights in terms of taking possession of the house.

You can take ownership of the house, but legally must comply with the lease tenants. You can offer to buy out.
