How can I buy a house from someone who has filled a chapter 13 bankrupcy?
this is in southern california…
I understand they may not “lose” their house, but it has gone to a trustee auction and didnt sell, and I didnt want to wait until it was listed as REO,
I dont have the cash but is it still possible to approch the trustee if I found the financing to back up my offer? or if anyone has any other suggestions I would really appreciate them.

make sure you have investigated the house’ condition
u can only do that from the outside; not sure how to do this.
